Worth remembering that the 'Auckland house market' is a multitude of 
markets.

eg 

Auckland city inner, apartments
Auckland central, St Mary's, Herne Bay, Ponsonby, Parnell, 
Wemwooearwa(Remuera)
Manukau, Mangere in the west to coastal beaches like Bucklands and 
Beachlands.
Waitakere, Piha Beach, Titirangi to Te Atatu
North Shore, Devonport in the S to Long Bay N and Beachaven W.

Then there is Papakura and Franklin in the extreme S and Rodney to the N 
(the latter being the fastest growing part of greater Auckland)

At a guess I would say Auckland is made up of 10-20 distinct markets with 
unique supply and demand activators.
